We do all the work for you. We search all of the public records and examine them for any “clouds” on title. A cloud on title can be a judgment against the former or prior title holder, any liens against the property or even a prior mortgage that has not been discharged.
Doing our due diligence and thoroughly examining the county records allows us to ensure you with clear title!
Escrow & Settlement
Getting to the closing table when buying your home may be a long, stressful process; but we make it as simple and easy as possible. We will work closely with all parties to guarantee that there are no surprises or last minute hiccups.
Acting as settlement agent, Pinnacle can provide all of these key tasks to put your mind at ease:
- Deposit and disburse funds
- Coordinate the flow and recordation of necessary documents
- Oversee the signing of any loan/closing documents
- Preparing the final ALTA Settlement Statement and outlining all of the funds to be received and disbursed
Post-Closing and Issuing a Title Policy
While enjoying your new home, we are working tirelessly behind the scenes to clean up any post-closing matters and get your Deed recorded with the county records.
Once your Deed is recorded, you will be provided with the original recorded version, along with your Owner’s Policy!
